The Guide to Crafting a Winning Elevator Pitch

The Guide to Crafting a Winning Elevator PitchThe Guide to Crafting a Winning Elevator Pitch40Youre standing in line waiting to order your Chocolate Chai Tea Latte when you spot in front of you a very influential staffer who works for the company youd like to work for. Are you ready with a winning elevator pitch?Should you politely tap her on the shoulder and strike up a conversation, or pretend to be engrossed in your Candy Crush Saga game instead? The difference in potentially getting a job interview or not getting an interview can largely rest on what you have to say in this moment.Heres how to craft a winning elevator pitch.Know what an elevator pitch is. An elevator pitch is essentially a 20-30 second overview of who you are, what youre interested in doing for work, and why youre qualified for the position that youre seeking. Its called an elevator pitch because you should picture yourself serendipitously sharing an elevator ride with THE person who can help you get whatever it is you want- a new job, a promotion, or a job interview. What would you say to them on that short elevator ride to get them to help you? Thats your elevator pitch.Know what to include. From the moment you take a deep breath and utter your first syllable, the clock is already ticking. Every second counts when you start your elevator pitch, so make each one noteworthy. Your elevator pitch should include a very brief introduction of yourself- your name, where you currently work or your career field, and what youre really passionate about doing. You should conclude your pitch with a request, which entails what you would like the person to do, such as accept your resume/business card, allow you to follow up with her in a week, help you find a position within her company, etc. You can even mention your remote job experience and how youve telecommuted for the better part of your career, too.Know how to get people interested. A winning elevator pitch should be practiced, but shouldnt sound li ke youve rehearsed it for weeks either. You should speak slowly and steadily, but with enthusiasm. You know that its crucial to find a job that youre passionate about, so youll need to convey some of that passion while youre speaking as well. After all, the person youre speaking with cant get excited about you (and want to help you) if youre not excited about yourself and what you have to offerKnow how to be specific.Lets say youve captured your targets attention for a full five minutes. Youll need to make sure that your pitch is specific. Stating that youre looking for a job in marketing is not enough. Instead, you should opt to be as detail-oriented as possible, saying instead, Im really interested in marketing coordinator positions because I enjoy XYZ about that type of work. By being specific, it can help you focus your entire job search so that its much more clear to employers. You never know when youll bump into the next person who can help take your job search to the next leve l. And dont think that elevator pitches are only relegated to elevators you can deliver a winning elevator pitch in the grocery store, on an airplane, or anywhere else that you might potentially meet someone whos able to take your job search to the next levelReaders, do you have a winning elevator pitch? Let us know if youve used one and how it went in the comments section below

Books 5 books youve never heard of that will change your life

Books 5 books youve never heard of that will change your lifeBooks 5 books youve never heard of that will change your lifeReading is important to me. Its how I spend most of my days. Its also the source of knowledge, which is why I read well over 100 books a year. Reading alone, however, isnt enough. What you read matters. Most of us read the wrong things. As Haruki Murakami put it, reading what everyone else reads means youre probably going to think what everyone else thinks. All those books from high-school? Everyone else has read them, too. The best-sellers? Same.Thats not to say these books arent valuable. They are. Theyre just not going to help you get unique insights, see problems in a different way than others, or even help you solve mora problems. They will however make you sound like youre smart because you can talk about the things everyone else is talking about. However, there is an old adage that when you do what everyone else is doing, you shouldnt be surprised to get the same results everyone else gets. While thinking the thoughts that other people have is enough to get a seat at the table, its not enough to win the game.To win you need to see things that other people cant see. You need to connect things that other people cant connect.Reading can help you develop insights, connections, and understanding that baffle others. To do this, you cant, however, follow in the same footsteps as everyone else because that leads you down the same path. With that in mind, here are five books that youve probably never heard of (and one you have) that will change your life and enable you to see the world in a new light.1. Collected Maxims and Other Reflections by La RochefoucauldLa Rochefoucaulds critical and pithy analysis of human behavior wont soon be forgotten. A list of people influenced by his maxims include Nietzsche, Voltaire, Proust, de Gaulle, and Conan Doyle. The readers best policy, Rochefoucauld suggests, is to assume that none of these maxims is direct ed at him, and that he is the sole exception.. After that, I guarantee that he will be the first to subscribe to them.2. The 48 Laws of Power, by Robert GreeneIve never read this book in a cover-to-cover sense, but Ive read each of the laws. More than that, Ive broken each of the laws. Ill give you an example. The first law is Never outshine the master.Once I worked directly for a CEO. I worked as hard as I ever have to show off my talents and skills, and at every turn it backfired over and over again. The lesson - make your masters appear more brilliant than they are and you will attain the heights of power. I wish I read this book earlier in my career. It certainly would have been helpful.3. Xenophons Cyrus the Great The Arts of Leadership and War by XenophonThis book sat on my shelf for a year before I picked it up recently. This is the biography of Cyrus the Great, also known as Cyrus the Elder, who made the oldest known declaration of human rights. The book is full of leadershi p lessons.Heres an example Brevity is the soul of command. Too much talking suggests desperation on the part of the leader. Speak shortly, decisively and to the pointand couch your desires in such natural logic that no one can raise objections. Then move on.4. Letters from a Self-Made Merchant to His SonThis no-nonsense collection of 20 letters from a self-made man to his son are nothing short of brilliant, as far as Im concerned. This is a great example of timeless wisdom. The broad theme is how to raise your children in a world where they have plenty, but the lessons apply to parents and non-parents alike. Check out a sample.5. Models of my Life by Herbert Simon This is anautobiography of Nobel laureate Herbert A. Simon, a remarkable polymath who more people should know about. In an age of increasing specializing, hes a rare generalist - applying what he learned as a scientist to other aspects of his life. Crossing disciplines, he was at the intersection of information sciences. He won the Nobel for his theory of bounded rationality, and is perhaps best known for his insightful quote A wealth of information creates a poverty of attention. And one more just for good luck but youve probably heard of this one.Meditations by Marcus Aurelius OK, this is a bonus pick, as I figured a many of you might have read this already. However, the translation matters. Get this one. The best way to sum up this book is asimple and powerful guide to life. This book was never intended for publication it was for himself. How many people write a book of epigrams to themselves during a war? Get it. Read it. Live it.This article originally appeared on Medium.Shane Parrish writes for Farnam Street.

Dealing With an Overly Talkative Co-worker - The Muse

Dealing With an Overly Talkative Co-worker - The MuseDealing With an Overly Talkative Co-workerIm all for chatting with your colleagues. It builds rapport, which in turn builds your relationship and can make you a better collaborator (and more comfortable asking for professional advice). It can make your office a warmer, friendlier place to work, and it might even save your job. Those who can make conversation with a wall often excel in networking situations and connecting with intimidating clients. But to be honest, they can also annoy the heck out of their co-workers. So, what are you to do when you have a colleague who just loves to dive right into a daily gabfest rather than inquiring if its a good time? (Spoiler alert Its leid.) Read on for three things you can say to an overly chatty co-worker who just cant landseem to catch a hint.1. I knowIgnore her and shell go away, is terrible advice. So is, look busy.I understand the thinking behind it Youre afraid if you engage, youll enc ourage your colleague to linger. Sure, if you ask tons of questions and beg your co-worker to elaborate, shell hang around and continue the conversation. But if she regularly stops by your desk to chat, odds are shes trying to connect with you. And dismissing her will make her think she needs to try harder (read stop back again after lunch). So, if you have a minute, stop what youre doing, focus on her, and make a relevant, declarative statement. Oh wow- I cant believe it took you 20 minutes to get through the line at Starbucks Then, when she stops by later, you can smile and say that you are really slammed and dont have any more time to chat today. (Busy when she stops by the first time? Reverse your reactions.) By occasionally listening to this colleague, youll show youre interested in connecting- but can also pick and choose when youll make time to visit.2. Lets discuss this another time.Sometimes you have a few minutes for a gabfest, but instead of your co-worker discussing the usual (Monday Night Football, vacation plans- whatever it may be), she starts telling you about her date last night. Yes, companies have sexual harassment trainings about what should and shouldnt be a topic of discussion, but theres always a gray area- think you discussed Kim Kardashians Paper magazine cover yesterday but dont necessarily want to hear a play-by-play of date night. While you should communicate that this isnt office conversation, there are ways to do it without coming off like a chaperone saying, Thats not appropriate. If this is a colleague who is also your friend, you can correct her in an equally chatty way. Try this Jill, I totally want to hear this story- can we do it over cocktails instead of in earshot of the whole office? If youre not close with this person, acknowledge the gray area as you set boundaries, and then quickly change the subject. You know- I know we discussed celebrities and nudity the other day, but Id rather not talk about romantic lives in the o ffice. In other news, did you see Prince Georges Christmas photo? This way you can exchange a few pleasantries and move on.3. Im not very chatty. The two phrases above stem from the same general advice that the best way to handle a chatty colleague is to chat with him a bit, and then go about your work. (Because the payoff you get by being friendly and building strong relationships can be worth a few minutes out of your day.)But this advice doesnt always work. Sometimes, once the floodgates have opened, its impossible to close them. So what youre looking for is a kind, professional way to shut your co-worker down- to stop the conversation before it starts. In this case, take the escape hatch approach and say something along the lines of, You know- Im not very chatty. (Its the office version of the classic, Its not you its me.) If hes always talking about The Voice, tell him youre not big on TV. Or tell her you have trouble refocusing if you step outside of a work mindset, so youd pre fer not to socialize in the office. It wont win you any Miss Congeniality prizes, but it should get your colleague to stop bothering you.Still cant a catch a break? If your requests for less banter fall on deaf ears and your colleague is a constant distraction, its time to bring the matter to the attention of HR or your supervisor. If your co-worker is causing you this level of distress, odds are others find her to be a nuisance as well. Someone should talk to her about reining it in for the sake of her professional development. Part of being successful is building relationships, balancing your needs with the needs of others, and navigating different personalities and work styles. You have to deal with all of unterstellung issues when working with an extra chatty colleague. So visit on occasion, and draw boundaries the rest of the time.Photo of child courtesy of Shutterstock.

Tips for High Performance

Tips for High PerformanceTips for High PerformanceMany consultants are fresh out of top schools, eager to make their mark in the business world, and very, very smooth operators. They may lack industry knowledge or have a lot to learn about the fundamentals of big business, but they know how to interact with people. No one gets a job offer in consulting without having a penchant for people-to-people interaction. Clients absolutely demand it, and consulting firms consider it a prerequisite for the job.Consulting firms actively screen candidates for the ability to establish professional relationships, handle pressure, and communicate effectively. Consulting interviews, apart from being tools to learn a candidates background, are meant to test these skills and see how candidates will perform in front of clients. The whole experience is a simulation, where the candidate plays the role of consultant, and the firm sits back and judges what they hear. Did you structure your thoughts? Were y ou comfortable answering complex questions? Were you convincing? The most common mistake for would-be consultants is to concentrate so strongly on acing case questions that they forget to be engaging and personable with their interviewers. Clients want mora than long, hyper-logical answers to every question. They also want to make small talk, trade stories, and feel as if they are a valuable part of the conversation. Consulting interviewers are on the lookout for anyone who, despite being extremely intelligent, cannot communicate in a way that makes the client feel involved and appreciated. Those people will not get job offers. Of course, clients are often twice as demanding and create far greater challenges than anything experienced in consulting interviews. Consulting training, therefore, is geared heavily toward preparing new hires for an ever-demanding professional experience. Being smooth gets you in the door, but it?s only a foundation for the advanced skills you will need do wn the road.Keep your counselOne of the first lessons new consultants must learn is the proper care and feeding of clients. Its not uncommon for new hires to be at first overwhelmed and uncertain about how to deal with clients. Clients are often much older than new consultants. Its often unclear who?s in charge of consulting projects, the consultant or the client. And its easy to mistake an amenable working relationship for a stronger bond. Experienced consultants, however, know how to play by the implicit client-consultant rules. They never forget, first and foremost, that a client is a client, not a buddy. This might seem obvious, but its not unheard of for consultants to let down their guard during a friendly golf game or a client dinner. Tell your client that his babo is a moron, and, even if youre right, you shouldnt be surprised to find yourself yanked unceremoniously from the engagement. And neither the client nor your employer will be happy with you. Respect your clients, bu t dont get too close.Sell, dont studyFor consulting managers and partners, the essence of consulting has little to do with locating a clients schwierigkeits, identifying solutions, or driving large-scale change. Consulting, at its fundamental core, is about completing the terms of relationship, making the client happy, and getting a referral for more business. That is the primary focal point of consulting engagements. Selling. Consulting executives know that all of the brilliance in the world doesn?t matter unless, at the end of the project, the client is happy. That means if you dont make the client happy, your manager will not be happy with you. Some consultants have a hard time understanding this. Armed with their Fulbright scholarships, valedictorian plaques, or reputation for solving difficult problems at the speed of light, some consultants have difficulty prioritizing interpersonal relations over intellectual achievement. Of course, smarts and creative thinking are essential to the completion of the consultant?s tasks. But - and this is a big but - if the project is completed through steamrolling client objections, scoffing at client ideas, and otherwise behaving in an arrogant, Im 24-and-run-the-company manner, your client will still be unhappy. Your client is not stupidMany consulting engagements are held in the confines of large, corporate headquarters where organizational clarity is, in theory, supposed to exist. Upon arriving at a client site, consultants are often taken aback by the lack of process, frustrated by the poor communication between departments, and shocked that no one seems to care. How the hell does this place make money? I, thinks the new consultant, could do a better job in two months that the leaders of this place could do in a lifetime. This sort of arrogance is all too common in consulting. Overconfident consultants think that by observing the client for a while or by reading a brief company history, they will be able to identify and solve every single problem that exists. What they fail to realize is that people on the client team have been working in the company for years, sometimes decades. Their institutional knowledge can be extremely extensive and helpful, and their ability to maneuver through their company?s culture can save consultants a lot of heartache. Scoff at your own risk. Clients often know more about their companies than you ever will, so rely on them for occasional help - or drown in your own ignorance.Be careful in your attitude towards the client. Clients know when consultants do not approve of the job they are doing. And have some sensitivity. Its galling to have all your problems examined openly by strangers - and used as examples of faulty thinking. Do you still think the client is stupid? Just remember that the client hired you, so how stupid can they be? Also recall that the client signs your checks. The client has the power to support, or not support, every single initiative the c onsultants so brilliantly suggest. Anger the client and you may as well abflug writing the projects obituary.Like it or not, the client is central to consulting projects. Consulting may have the allure of being a think-tank experience with no running commentary from outside observers, but that is only half-true. The reality is that clients are involved in the process nearly every day, that factions within companies have power (and need to be neutralized), and that right answers, no matter how impressive, are worthless without client buy-in. Nothing does more to stunt a consultants learning than this type of attitude. In fact, it is nearly impossible to consult with any effectiveness if the client is stereotyped, underestimated or just plain ignored. Clients hold the keys to mountains of useful information, and they either make this information available, or they dont.Consulting versus body-shoppingConsulting doesnt always involve wining and dining CEOs and offering high-level strat egy advice to beleaguered corporations. Sometimes consultants are mere soldiers on the battleground of business, conducting training seminars, crunching numbers in nameless Excel spreadsheets, even making catering arrangements for conferences. Consulting, classically speaking, centers around the client relationship, the exchange of ideas and advice, the large question-answer sessions that lead to corporate breakthroughs, long, raucous client dinners, and real, progressive change. This is the dream offered by strategy shops like McKinsey, Bain, Mercer and the like. But much of what the average consultant actually does involves coding in a hastily learned computer language, trying out Powerpoint skills to compile presentations, writing memos, and other maintenance tasks that almost certainly could be done more cheaply by the clients employees. This is, for lack of a better word, called body shopping.Sometimes, consultants may begin an engagement as strategists and end as body shop wor kers. For many client teams, sticking to original project plans is a very difficult task. Clients often see consultants as a fresh source of labor. If consulting executives dont push back and enforce the original agreement, consultants may end up doing routine tasks. Body-shopping engagements often end badly, with both client and consultancy trying to figure out why the highly-skilled consultants ended up doing such routine work.

Why Are Extroverts Linked to Career Success Because They Have Mentors

Why Are Extroverts Linked to Career Success Because They Have Mentors A recent study from the University of Missouri found, perhaps unsurprisingly, that extroverts and people who exhibit proactive behavior are mora likely to find career success. But dont take this as condemnation to a life of low success, introverts. See, extroverts arent inherently successful in ant mysterious, ineffable way. Rather, they simply tend to engage in certain behaviors that lead to career success, a big one being that theypursue developmental relationships. Those who are extroverted and have a proactive personality are naturally mora likely to develop mentor relationships, explains MU Trulaske College of Business Professor Daniel Turban in a press release. It makes sense Extroverts tend to be more outgoing therefore, theyre more likely to meet and forge connections with people who can become their mentors.Turban, the researcher behind these findings, says that the study does nt so much prove extroverts are more successful as it does identify the mechanisms through which proactive behavior lead to career success.Weknow personality has an effect on outcomes of value in this case, career success, Turban says. What we wanted to do is understand the mechanisms through which that occurs, and we want to understand the mechanisms because, for people who maybe dont have the personality dispositions to naturally or intuitively tend toward these behaviors, they can still engage in those behaviors. For example, the research found that proactive people receive more mentoring because they tend to be more naturally outgoing. Introverts canachieve more mentoring, too. They just have to be more conscious about seeking out mentors and building other crucial developmental relationships.People that are extroverted tend to have more energy and seek out social relations, and people who are introverted may elend be as natural in that, Turban says. But if you know that establis hing social relations isimportant, you can then engage in behaviors todo that.Proactive People Have More Knowledge But Not Because Theyre SmarterThe study also found that people with proactive personalities tended to have more knowledge than their less proactive counterparts, which in turn leads again to greater career success. Once more, this is not the result of any inherent difference in extroverts or other proactive people, but an extension of the behaviors proactive people tend to engage in.What I think happens is proactive people tend to seek out opportunities to engage in more behaviors and actions, Turban says. The more you do, the more opportunities you have to learn. If organizations want to encourage employees whether introvert, extrovert, or otherwise to learn, theyd do well to promote climates of psychological safety in which employees feel more comfortable taking risks.Learning involves risk. Innovation involves risk. If people are fearful if there is not a climate of safety they are less likely to take risks and less likely to learn, Turban says. Learning sometimes involves learning what doesnt work. If people are fearful of making mistakes, its going to be more challenging for them to learn. While employers work to institute climates of psychological safety, employees can do a little internal work of their own by trying to become a little less self-conscious.Heres how I describe it to my students If Im totally self-conscious, its hard to learn. Im not going to put myself in the situation where Ill have the opportunity to learn, Turban says. If you can create that climate within yourself, youre going to learn more than a person who is limited either by their climate, their perception of their climate, or by being overly self-conscious.

5 tricks for cutting your morning routine time in half

5 tricks for cutting your morning kenntnis time in half5 tricks for cutting your morning routine time in halfFrom the early birds who live for their morning jog to the night owls who live for their snooze button, we all have a morning routine that gets us out the door and into the bustle of our everyday lives. Regardless of what your morning routine is, we all wake up with the intention of starting our day off right - yet sometimes end up with a process that involves everything that went wrong. We know those types of mornings - if its not the fact that you forgot the handouts for your huge presentation, its most likely the discovery that you filled in your left eyebrow a shade darker than your right one. Although you cant exactly predict your mornings, here are five tricks that will help you cut your routine in half and prepare for them.1. Control your shower with time and temperatureShowers are a great way to feel refreshed in the morning - until you realize the reason youre late is because of the 20-minute life epiphany you had while taking one. If the idea of showering the night before is too much for you, go ahead and set a timer to escape this potentially time-consuming morning activity. Along with this change, the easy action of switching the water temperature to one thats slightly uncomfortable will be another incentive for you to not take longer than necessary. Through controlling both the time and temperature of your shower, your body will feel awake in the morning, and your watch will show you how much extra time you have to enjoy it.2. Stop checking your phoneWhile your notifications are alerting you about everyone elses life, theyre also hindering you from being productive in your own. In addition to worrying about how youll meet your deadlines this week, youre now trying to retweet your best friend, comment on Lindsays new status, and watch a video about the newest Mermaid-themed cake shop in NYC.Although theres nothing wrong with staying in touc h with whats happening around you, your schedule shouldnt suffer because of the engagement. Before you allow yourself to start scrolling, place your phone in another room or on airplane mode until youve finished getting ready. While disconnecting right when you wake up may be difficult, its a productive way to filter out the information that isnt important to you and provides you an opportunity to remind yourself of what is.3. Do what you can the night beforeLife is full of stressors, and the one solution for all of them is to prepare beforehand. Even if you didnt stay up until 1am the night before, the reality of the next morning is that youre tired, and the repercussion of this state of mind is that youre going to move slower. In order to avoid falling behind, its productive to plan the night before - lay out your outfit, assemble your lunch, skim over your tasks, and put coffee in the coffeemaker. While these actions may seem tedious and acceptable to leave off until the morning, they tend to be the reason for why we feel rushed once the time actually arrives. By ensuring that the details of your routine are already set, youll have more time to focus on your next steps and less chance of running late because of them.4. Organize your spaceTheres nothing more frustrating than going about your morning only to meet the setback that comes in the form of you fumbling to find your liquid eyeliner and throwing couch pillows to find your car keys.Although misplacing important objects can be annoying, the situation isnt completely unavoidable. To take control of your space (and time), a smart approach would be to organize your home to have specific areas to place your daily belongings. Get a basket to put your keys in, use a jewelry holder to arrange your earrings, and find a jar for your makeup brushes. Sometimes its the details that make a home - and this extra effort will have your space looking just as good as your mornings are about to be.5. Shorten your beauty routineWith the pressure of following all skincare steps and the tension of drawing the perfect winged eyeliner, its no surprise that your casual 20-minute makeup routine turns into a 40-minute session of attempting to perfect your look - and wondering if its worth it.Of course, how you look is important to you and you shouldnt give up your favorite shade of lipstick in replacement for a few extra seconds. Instead of getting caught up in your beauty routine, find ways to simplify it - whether its switching to a more fast-acting product, using a double-duty cosmetic, or investing in finding some quick hairstyles. The process to find an efficient beauty routine may be difficult, but its one that will save you time in the morning and set you up for compliments in the future (youre welcome). This article was originally published on TheEverygirl.

Quitclaim Deed FAQ - United States

Quitclaim Deed FAQ - United StatesQuitclaim Deed FAQ - United StatesQuitclaim Deed Terms and DefinitionsWhat does title mean?Title is what gives someone the legal rights to control property. The title of a home is what documents the ownership of the property, whereas the property deed is what is used to transfer the title from one party to another, like when selling a home. What is the difference between a Quitclaim Deed and a Warranty Deed?A Quitclaim Deed transfers ownership in a property without making warranties. This means that the grantor does not guarantee that there are no claims on the property to the grantee. Quitclaim Deeds are fruchtwein often used between people who know each other well, like family members.Alternatively, a Warranty Deed transfers a title from a grantor to a grantee with a guarantee that the property is free of any interests held by other parties (such as a lien). Warranty Deeds are most often used between unrelated parties, specifically in residential ho me sales. What are the different types of property ownership? There are many different types of property ownership, and as a property owner or homeowner, your deed defines how the title of the property will change when you pass away or transfer ownership. The most common types of ownership are sole ownership, joint tenancy, right of survivorship, tenancy in common, and tenancy by the entirety. What is sole ownership?Sole ownership is exclusive ownership. It means that no one other than the property owner has any interest in or claim to the property. What is joint tenancy?Joint tenancy is when two or more tenants share equal interest in a property. It is common between spouses as they often buy property together at the same time.In a joint tenancy, when one party passes away, the interest in the property often passes to the surviving tenants of the property rather than to the heirs or beneficiaries of the partie who died.Keep in mind that in some states, joint tenancies are severed when a tenant passes away, unless the joint owners of the property have a written agreement stating otherwise. In other states, joint tenancy has been abolished altogether. What is right of survivorship?Right of survivorship in a Quitclaim Deed is what gives an heir of the property the right to receive it if the owner passes away. For example, if two spouses own property as joint tenants, and one of them passes away, the surviving spouse has a right of survivorship and they inherit the deceased spouses interest in the property without having to go through probate. What is tenancy in common?Tenancy in common is when two or more people own interest in a property. This differs from joint tenancy in that the parties do not need to have equal interest in the property, and if one of the property owners passes away, there is no right of survivorship. Instead, the deceaseds interest will pass to their heirs. For example, two people could own a property where one person owns 75 percent of the intere st in the property, and the other owns 25 percent. What is tenancy by the entirety?Tenancy by entirety is when spouses own interest in a property together as one legal entity. One of the benefits of this is that creditors of one spouse who is in debt cannot make claims against the property unless the spouse who is not in debt passes away first. If one spouse passes away, the surviving spouse will own the entire property without having to go through probate. With tenancy in entirety it can be difficult to transfer the property if one spouse goes missing or becomes incompetent since a tenancy by entirety cannot be severed without the consent of both partners. What is survivorship community property? This is a form of joint tenancy available only to spouses in certain states. Each spouse owns half of the property, as well as half of any debts that each spouse may have incurred. Upon the death of one spouse, the survivor will receive the deceaseds interest without probate. Since the spous es both own equal amounts of the property, debt collectors are able to make claims against it since debt is considered community property. What does fee simple mean?Fee simple refers to the most extensive interest that a person can have in a parcel of land. The holder of a fee simple has complete ownership of a property with unconditional powers of disposition during the owners life, and upon death, the property descends to the owners designated heirs. In simpler terms, it means that an individual owns a property completely. It is the most standard form of property ownership. How is joint tenancy different from tenancy in common?Joint tenancy is a form of co-ownership where the surviving tenant immediately acquires a fee simple interest in the property upon the death of the other joint tenant. For example, if a married couple owned a home together through joint tenancy, and one spouse passed away, the other would automatically have full ownership of the home without having to go thro ugh probate. The best way to achieve joint tenancy is through the use of a Survivorship Deed.Tenancy in common is a different form of co-ownership where the survivor does not acquire the deceased tenants interest in the property, but instead the deceaseds interest passes according to his or her Last Will and Testament. Who is the Grantor in a Quitclaim Deed? The Grantor in a Quitclaim Deed is the person who gives the interest that he or she holds in the property to someone else. Who is the Grantee in a Quitclaim Deed? The Grantee in a Quitclaim Deed is the person who is being given interest in a property from the Grantor. 8 signs youre using LinkedIn totally wrong

8 signs youre using LinkedIn totally wrong8 signs youre using LinkedIn totally wrongYou surely know by now that LinkedIn is one of the best networking, job search, research, and general professional growth tools out there. But how do you know if youre using it right? Or maybe the most impactful, even if dramatic, way to think about it How do you know if youre using it wrong? Here are 8 signs that youre using the platform incorrectly1. No one is accepting your requestsIf you meet someone in person and add him or her quickly (think within 48 hours) and you dont get an acceptance within a week, maybe this person doesnt use LinkedIn all that much. But if this is a common trend (think this tends to happen to you a lot) its likely time to look at how you are adding people. The 1 mistake I hear about (and see with connection requests) is notlagelage including a short note. This is an important piece because it offers context of who you are. It doesnt need to be complicated in fact, LinkedIn w ill prevent you from sending a note more than 300 characters. Something like this does the trickHi Michelle,It was great meeting you at the Women Work Event on Tuesday. I wanted to add you to my LI network. Sara2. You have fewer than 100 contactsYou gotta play to win. If youre not actively adding people, or accepting requests, youre simply not using the tool to its full capacity. If you are struggling with who you want to add, use the feature that pulls in your email contacts then add from there.3. Youre not connected with your current or former colleaguesIf you wait to add contacts after you leave a company youre using LinkedIn wrong. I suggest people add real-time (no it does not give the impression that youre looking for new work - it simply means youre a thoughtful professional)4. You dont have a pictureAt its core LinkedIn is a social networking site. Photos are a central part of networking platforms. As a species we are visually oriented and a photo helps fuel this need. Not having a photo - and a photo viewable publically aka people who are not already your connections - is something you need to change immediately. (Seriously, if you still dont stop reading this article and change that now.)5. When you log-on you have to filter through loads of requestsWhat this means Its been too long since youve last logged on. If you have to wade through a series of requests youre behind on your upkeep. Log on at least two or three times a week (if youre in active job search mode it might be closer to once or twice a day) to keep your requests current, skim what thought leaders are saying, and see if there is any new relevant to companies youre following or your areas of interest.6. You dont follow any thought leaders or companiesAlong with staying connected with your network, LinkedIn enables you to stay connected with thought leaders in your industry as well as companies who you are interested in, admire, may want to work for one day - or who competes with you r current company To use the platform to its fullest capacity be sure to follow companies, organizations, and leaders.7. You dont have the app on your phoneSome people prefer to limit which apps they have on their phones, but if youre a working professional with aspirations of growth the LI app should be on your phone and not only when youre job searching8. Youve never clicked on a strangers profileYes someone can see that youve viewed his or her profile no it is not creepy. This is not Instagram alerting this person that youve viewed his or her story or accidentally liked a photo from 3 years ago. This is LinkedIn - part of the point of this social networking site is to help you pique someones professional interest one of the best ways to do this is to visit the profiles of people who are in similar fields, or a field you might be interested inIf you fell into any of these traps take a moment and amp up your LI game Its often the small stuff like this that can help in the long run .Jane Scudder is a certified leadership and personal development coach she helps individuals and groups get unstuck. She builds and leads original workshops and training programs, consults with organizations of various sizes, and is Adjunct Faculty at Loyola University Chicago.
